It seems that finally, we have a search engine for…coworking spaces! Everyone knows that Google is the mother of all search engines.
Omnipresent. Omnipotent. Omniscient.
I do not doubt this for a second. In fact, nobody doubts it. I also know that there are many other search engines as well.
In spite of this, when the question arises about whether we need more internet-based search engines (or more specifically: dedicated search engines’), my answer has always been a loud, unflinching “YES.”
Why do you ask?
Consider the success of matrimonial or match-making websites in a complex, multi-layered and diverse country like India. This single phenomenon or success story has proven something beyond any doubts- that even in a world dominated by Google and Bing, we still need specialized, classified search engines.
Recently, my family and I had to travel to Europe for a vacation. Like any other internet-dependent family, we went to His Highness (Google) for details about the five European nations we wanted to visit. We also tried to collect relevant information online like the weather, the food, and the law-and-order situation. The mega search engine was a great help in these areas.
But, when we had to get specific and decide on hotels (as per our budget), we bypassed Google to select and surf a search engine dedicated to various hotels in the areas we wanted.
Today, in the hyper-modern 21st century, we have search engines especially for match-making, hotels, housing, flowers, pets, and even for hiring a suitable house-help.
Similarly, a search engine is also sorely needed by the average millennial for locating co-working spaces or flexible workspaces, an alternative to traditional office spaces, that is redefining everything about the modern workplace, from the more tangible components like the cost and the decor to more abstract essentials such as the work-life balance and the work culture.
Luckily, we now have one such search engine (www.findmycowork.com) which will go a long way in helping out millions of people achieve their professional goals.
So, why was such a unique search engine required? Keep on reading.
Recently, my friend was looking to start a business in Delhi. The biggest problem he faced was finding a decent office space in one of the better areas of the capital city. He was truly devoted to his business idea. He visited hundreds of places available for rent or lease. Finally, after months of exhausting search, my friend was able to locate a decent office space- one that he had to share with five other teams like his. It has only been a few months, but he is happy with his shared office space. I gather that his business has also caught speed and some success
Had the folks behind www.findmycowork.com launched this particular search engine for co-working spaces about a year ago, my friend (and thousands of others like him) would not have wasted months in search of an appropriate office. Instead, he would have invested that precious time and effort into expanding the business.
Now, everyone knows that Delhi is a relatively easy city to travel around, explore and physically search for a coworking space of one’s choice.
But what about cities like Bengaluru- the Silicon Valley of India- or Mumbai, the financial capital of India? The traffic jams drain most of the energy.
As per a report of a leading global real estate services firm, Bengaluru accounts for nearly 40 percent of the total flexible space inventory in the country. It is followed by Delhi-NCR (19 percent), Mumbai (15 percent) and Hyderabad (11 percent).
Search Engine vs. Specific Search Engine
A search engine is a web-based tool that enables you to surf and locate information on the World Wide Web (www). However, a specific search engine is like a mother personally helping you to locate your favorite red t-shirt that you wore last Christmas or your long-forgotten school scrapbook.
Such search engines save you the time, energy and money of personally visiting multiple sites and locations spread over the city of your choice.
The world is in a hurry. Face it. Google and Bing are a great help, no eyebrows raised, but like the matrimonial-partner finders on the web, we need www.findmycowork.com
India has emerged as the world’s third-largest startup hub or startup ecosystem. About 1500 new startups were registered last year alone. Presently, there are millions of dreamers and entrepreneurs like my friend who have powerful ideas and the drive and desire to achieve big things.
This premise convinces me that a specialized, dedicated search engine like www.findmycowork.com will go a long way in enabling and facilitating millennials to realize their business dreams and professional ambitions.
A loud shout-out to www.findmycowork.com and whoever the great team behind it is! As I see it, the stage is set perfectly for the future of co-working to unfold.
Good luck and Godspeed to these good folks.
Continue ReadingWell, it’s simple to record an audiobook you need at least 3 people. The Sound engineer, The producer, and the Narrator. An average length of the audiobook takes about 10 hours. I a rate of Rs 1200 to Rs 1500 is ideal as a package to pay the team of three, this can be shared evenly after the book has been delivered. If recording in regional languages then make sure all your translated e-books are selling online, the regional narrator must have the translated work with him to read from.
Translations in regional languages are 0.50 paisa per word and the covers must be in the regional language as well. In regional languages, the same costs are involved but here the narrators are narrators in the local vernacular. That is the same rate for freelance write up one gets written for my blog.
After you have paid for the content production, amazon.com will give you a royalty on this KDP gives 35% on the list price for books priced below $2.99 and 70% royalty for books priced in the $2.99 to $ 9.99 range. Audible also has two deals in the exclusive deal you get 40% royalty on the sale price and 25% for a nonexclusive deal, remember your books are also sold on I tunes through the audible exclusive deal.
Keep running free book promotions and now audible has launched Hindi audio book’s section also. Through the audible sun app, Indian listeners can get access to over 2 lakh titles for free to listen too. If the sale of your book results in a new customer accusation you get rewarded with bonus money for that.
The book reviewers also get paid a rate of Rs 500 per book review at that is required as a marketing effort, all my books have been reviewed by professional book bloggers. For audiobooks, you need professional audiobook reviewers.
Now the game is about pricing each book and tracking its sales figures to keep tweaking the price and run varied promotions through the sales dashboards. Do heavy promotions through your blog and social media, even run referral campaigns or send links to your audiobook through your email list and mail chimp contact emails. Keep monitoring and keep churning out new primary content in the form of e-books, look at. Rate of at least 2 ebook launches every moth, keep it coming, that is the only way to make some kind of money in this business. I have earned a revenue of Rs 23,000 so far in one year by selling my ebooks and paperback copies and that is the first year of being a sold author.
Continue ReadingNow that I have 18 ebooks selling online exclusively through the KDP amazon.com platform, I decided to generate alternate revenue sources through the same book. Regional languages are the rage now as the content is being guzzled in regional languages in B and C class towns and rural areas, penetration of mobile phones has also gone up here, as well as internet penetration. So I have decided to get my books translated into 5 of there major Indian regional languages that amazon.com supports, mainly Hindi, Bengali, Malayalam, Marathi, and Kannada. So I got my book Yes Sir I killed my dad translated in Hindi and Malayalam. I also went through. My old blog translations there can be two or three books I can compile out of them too. For translations I pay 0.50 paisa per word that is the standard rate on the net a bit higher than the 0.35 to 0.40p that exists normally, that’s what I pay my freelance content writers as well.
Translation can add to your bottom line that way and increase your reach into markets you never could capture. My next endeavor will be to get my other masala storybooks translated as well. The audiobook section has rolled out with one audiobook Madness of the Monk already selling through I tunes and audible, this I uploaded through the acx.com platform and it has started working for me already. The audiobooks also can be recorded in a regional language no doubt a rate should be fixed for it. Here again, a compensation depending on the recording hour can be fixed per word or hour and the voice artist and the regional narrator can make his narration. That way one can sell audiobooks in regional languages as well. The trick is to get as many revenue streams as possible.
The rate of a producer and a sound engineer is Rs 1000 per hour maybe you can pay the narrator Rs 500 per hour. Remember as the owner of the content you can make money from it a life long as long as you live and even beyond. Get translation done from the state and people who speak the regional language and have good command over it. Have a series of checks and corrections and make sure your cover spells out the title in the regional name, which tells the reader specifically that it is in a different language. Translations are a must to make inroads into smaller towns and the heartland where India stays.
You can keep the prices of the regional editions a bit lower than the English translations, as readers of regional languages do not have deep pockets, life in B class towns is inexpensive and cheap, people get by with little and affordability is a factor one has to look into. Go regional and go with translations.
Continue ReadingMy books are selling on most major platforms which include amazon.com google play and stores, iTunes, kobo.com, Barnes and Noble, Ingram Spark and through Partridge Penguin books. For audiobooks, I have an exclusive deal with audible.com who also retail my audiobooks through itunes.
For royalty payments to be made make sure you tie in all the back end payment mechanisms. I have a separate bank account for my ebooks business. My royalty from amazon.com comes directly into this company’s current account. For foreign currency payments from say Ingram Spark and kobo.com the money come sin dollars through Paypal and then is transferred into my account directly. I have received a royalty from kobo.com google play and Ingram sparks so far.
Audible the payment of royalty sales comes directly to my UK bank account since audible can payout royalty only in a limited 5 or 6 countries. Make sure your tax details and all scanned id proofs have been submitted to the platforms along with your TIN and Pan card details. This is a must along with Aadhaar card and your passport copy to operate both PayPal or Paytm wallets also. Publishers like Ingram pay through the PayPal app, but in most cases, your bank ac details are enough, with the IBAN and SWIFT Code if you are getting royalty in foreign currency into a foreign bank account. Tax forms must be filled and completed so that they can be verified, make sure all details are mentioned.
Your local bank IFSC code Sort code with bank details and branch address must be all filled into the systems for speedy payments to be made. Remember companies like amazon.com withhold tax, you need to fill a separate form for that to get the withheld tax back. Some publishers like Penguin have a threshold after which they start giving you royalty it is Rs 4500 or so once your royalty crosses that amount, you get your first check. KDP pays you from day one the first dollar and the first payment is made after the first two months, you get paid for the pages read also .. Audible gives you your first royalty payment after you have made your first $50 of commission.
Amazon prime pays you royalty after the first hour of video is watched.
Continue ReadingI just had a 10 slide ppt sent to me by Krishna my screenplay writer for I also slept with Rashmi Verma. It has the synopsis the character sketches and each episodic graph all laid out. The new twist is the Mandala Films and Pocket Films are trying to sell it to a platform and looking for someone to invest in the project .” Pocket films, yes I have seen their work on youtube.com, their short films get views in 100’s of thousands, how much do these short films cost to produce .” I asked my writer friend .” Well, not more than 3 to 4 lakhs I would imagine they are not very expensive to make not with the digital technology we have available today .” Krishna seemed to like this development and feels that Pocket films just might bar able to sell the project. I also reminded him that my audiobook will be out soon and some copies of the paperback book also.
I watched a lot of sneezes and soft porn on Ullu app this is the OTT platform dedicated to showing soft porn content, wrapped up in stories and a song and a dance. They have shows like Charam Sukh, Panchali and Mona Home Delivery. I found it to be the most downmarket of all the apps. In comparison, Alt Balaji has Gandi Baat which is shot well and has some humor. Ullu is a lot more sleaze Alt Balaji has better shows aesthetically. Ragni MMS and Sunny’s Biographies have been shot more tastefully, Virgin Bhaskar is also sex and some fun.
So Pocket Films has shown some interest I believe they are a leading aggregator for shot films and alternative content. With 2.32 M subscribers on youtube.com, they have showcased scores of short films, even in Marathi and other regional languages. They help indie directors find their voice and a niche audience which is now due to technology is growing in size. This is welcome for the project as they would know the game they have been around for some time now.
So here I am again webbing my web series web lets see where this road will take. Pocket Films’ will no doubt approach a platform to buy the project, they were the ones that got the meeting done with wattcchoo OTT platform, where talks did not go any further. But I assure the company has many other contacts to pitch to.
Continue ReadingTo get a high-quality audiobook out which can sell on popular platforms like amazon.com, audible and I tune it is important to have three people in the assigned task. The narrator of the book or the voice artist, the producer of the book who will manage for a studio and assign time, also look after post packing and payments to the studio, his job will be to motivate the narrator and push the recording to increase productivity. The sound Engineer does the recording and prepares the equipment and the mike, he then does the cleaning of the sound and mixing of effects and sound beds, it is his job to liaison with the acx.com team and insure the audiobook has been correctly uploaded so that it can be internally audited by the acx.com team and then send to be sold on all platforms depending on the contract terms of your deal. Packaging thus becomes the task of the producer and the sound engineer.
Sound Bed: This is the basic cement and the underlying sound of the audiobook and the type of bed used purely depends on the content of the book and its a genre. A book on spirituality will have a soothing sound bed then say a book which is a murder mystery or even horror. Once the recording has been edited and the hiss removed and cleaned the bed underlay can be added.
Character Voices: I have tried to add character voices to some of the books, further you can use trained actor voices also to build a play and enhance the drama. If you have a few more artists they can add to the quality of the book.
Format; Give the sound engineer time to do his creative best and get the sound just right. Make sure you adhere to a format and have a Title, Introduction and Outré along with a five min sample of the audiobook, so people can gear the book and get a feel for the quality and the content of the book you are selling. Each recorded segment should be in the forms of the chapter’s so that they can be uploaded easily.
Mike: The mike is the most important tool of the narrator to make sure you are 6 inches away from the mike when you start recording. Have a bottle of water near you and keep drinking to clear your throat and mouth. Insist that when you pause of a fumble, you retake form where you fumbled. Most sound engineers give a three ticking sound that indicates when you can restart the narration and do a retake. Also, make sure the fumbles are cleared and removed from the recording.
Switch off Mobile: Make sure you switch off your mobile in the preceding session as it will ruin the recording and flow.
Session Duration: Ideally you should record for 4 to 5 hours in a day. Keeping each session to one hour max with 10 min breaks in the middle.
Equipment: Make sure the studio equipment is the latest most use pro tools and I Macs for mixing. There should be soundproofing and glass inside the studio, with a large door that lets outside sound at bay. Keep the air conditioning off at all times it increases background noise.

These are a series of mantra’s and chants that I have constructed for people who want to enjoy sex with the pureness of heart and mind and with all their spiritual hearts. These are chants both partners can chant while or before the act of lovemaking . These mantra’s and Vedic sutra’s heighten sexual prowess and vitality, the infuse the lovers with a certain spiritual buzz.
Take it like cleaning or a bath which you take internally. Sex then becomes a form of Pooja, a ritual. Make sure you breathe well as you chant and then just infuse into your lover. As the extract build so will your chants inverse the temp and jamming with the rhythm of the two bodies, who are intertwined in the act of lovemaking.
The chants will infuse the passion and light up the hidden fire of the lovers. The mantras will facilitate the act of lovemaking and increase the pleasure as it will get the lover in a rhythmic motion, peaking and ebbing and flowing together finally capitulating into an orgasm. Giving the lovers each a glimpse of emptiness and shunyata. For a brief moment when orgasm happens, the mind of the lovers goes silent and a gap appears in the mind. This state of no-mind can only be brought in a state of orgasm.
The chants of Vibhootam Vibhootam Vibhootam especially early in the morning can energize the love and will make for a great session just before the dawn breaks.
